Our INTRODUCTION

In the real estate market, the period leading up to a property's closing can be fraught with challenges, particularly when required repairs surface. These repairs, often mandated by loan programs like the Federal Housing Administration (FHA) or the Department of Veterans Affairs (VA), city inspections, or buyer requests, can delay or even derail a sale. As a real estate professional of over 35 years and a real estate broker and owner of RED Diamond Realty, I can attest that required repairs are often the most stressful part of almost every real estate transaction.

 

As a firefighter ( retired) of 30-plus years, I have a unique relationship with many full-time firefighters who are also part-time contractors in almost every construction facet. In my unique situation, I have provided a need in a niche that falls between full-time contractors who prefer large weeklong plus projects and real estate professionals who need quick one-day projects done in order to close on a transaction. In this niche, there is a considerable demand of about 4 million transactions per year averaging between $1500 on the low end and $14,000 and above.

The company, first established in 2002, took off instantly as FHAOK incorporated and was primarily for FHA-required repairs. As the in-home healthcare industry grew, we realized an entire market unrelated to real estate transaction was also unrecognized, which encompassed doing repairs for in-home healthcare patients, and FHAOk was a confusing brand name for this target market. And HouseFixrs was born.

Housefixrs aims to provide comprehensive repair services of vetted contractors for homes in the "pending" status, facilitating seamless transactions for sellers, buyers, loan officers and real estate professionals. Staying in this niche is essential for client motivation and pricing.

For instance, the VA has established Minimum Property Requirements (MPRs) to protect the interests of Veterans, lenders, servicers, and the VA. Properties must meet these requirements before the VA guarantees the loan.
     

  • Buyer-Requested Repairs: Addressing any concerns or modifications requested by the buyer to ensure satisfaction and compliance with the sale agreement.
     

  • City Inspection Repairs: Rectifying issues identified during mandatory city inspections to comply with local regulations and codes.

  4. Payment: To ease sellers' financial burdens, our payment is typically processed through escrow at closing, eliminating upfront costs.*
